Lots of people love to entertain outside or just relax out there. That’s why it’s important to make your home’s outdoor spaces appealing to buyers to help you sell it faster. Staging an outdoor area is very easy to do. All it takes is sprucing up the landscaping, cleaning up the area, and decorating it in a way that is appealing to the largest number of buyers and shows off the possibilities of the space. Here are five tips for staging an outdoor area that will help you sell your home faster and for more money.

Declutter

As always, the first important step is to declutter the space. Get rid of anything but the furniture and a few pieces of décor. All lawn equipment should be stored away in a shed or in the garage and kids’ toys and pet supplies should be put away. We recommend putting away the lawn ornaments, as well, while the house is on the market and saving those for your next home. As for the furniture, thin it out as much as possible so there is an easy traffic flow through the space. If you have a large outdoor area, it’s good to show multiple conversation areas so buyers see the possibilities, such as a dining area, living area, and an outdoor kitchen. However, keep each set-up simple. Too much furniture will have the opposite of the desired effect and make it seem small and cramped.

Dust & Pressure Wash

If your home hasn’t been pressure-washed in the last few months, we recommend hiring someone or renting a pressure washer to freshen up your home’s exterior. It will make the façade look brand new, as well as the concrete, pavers or deck. Also, be sure to get rid of cobwebs, dead bugs, and anything else that is stuck to the walls, ceiling or light fixtures.

Remove Weeds and Freshen Up Flower Beds

Go through the yard, flower beds, and walkways and pull out any weeds that have sprouted up. You can use a weed killer to keep them from coming back while the house is on the market. This will instantly make the area look a hundred times better. To take it a step further, freshen up the flower beds with fresh, colorful flowers. If you don’t want to plant anything, put out some pretty pots with flowers in them that you can take with you when you move.

Neutralize Decor

If you have a lot of colorful furniture or décor in your outdoor area, we recommend neutralizing it or switching it out until you move. Keep your largest pieces neutral, such as seating, and then accent it with a few colorful accents such as artwork, pillows, and an area rug. You could also put some colorful potted plants around to liven it up.

Create Shade

If your outdoor space gets a lot of direct sun, provide some shade in the form of outdoor curtains or umbrellas. This will keep buyers focused on the possibilities of the space rather than worrying about whether it will be too hot or bright to enjoy it.
